We all make a big effort for special occasions like a wedding. We get our hair done, buy a new outfit, polish the shoes, and take a bit more time and care with how we look. We don’t necessarily look like that every day but we intrinsically understand the importance of making that special effort and the impression we will make when we do – and even more what people will think if we don’t.

This is exactly the same when it comes time to selling a property. You only get one chance to make the first impression on a potential purchaser, one which could make all the difference. A property can be dressed up just like we can. When we ask someone to part with hundreds of thousands of dollars to purchase your home, it makes sense that it is presented in the best possible way to them. I don't mean hiding or disguising anything, but simply making sure that it is seen at its best.

Old or new, small or large, every property can benefit from a little special presentation. And it can make the difference between a fantastic price and an ordinary one – so some time, effort and a little expense before it goes to the market will go a long way towards ensuring your home attracts the maximum number of buyers wanting to pay the best price possible.

It doesn’t need to cost a lot. Do the little repair jobs around the house that you have been meaning to do for ages. Some areas may needs repainting, the carpet perhaps could do with a shampoo etc. Street appeal can be created by tidying up the gardens, adding some potted colour, and cleaning driveways and paths. De-personalising and decluttering can help a purchaser see the spaces and imagine themselves living there.

I advise my clients to set themselves a budget (the amount depends upon the home) and together we do a little checklist of jobs, which will all contribute to the overall presentation of the property.

First impressions are powerful and leave a lasting memory. It’s definitely worth the effort.
